Structural engineering services

Cornerstone Group’s chartered structural engineers work with property developers, architects, contractors and asset managers across the UK, delivering structural design, assessment and compliance services across dozens of commercial and public sector projects.

Our structural engineering services

We cover the full range of structural engineering services and project lifecycle, from new-build design, third-party review, existing structure assessment, defect resolution and Building Safety Act Compliance.

  • Structural design

We provide structural design for new-build and refurbishment projects across steel, reinforced concrete, timber and masonry structures, while our engineers can coordinate directly with your architects and contractors.

    • Structural analysis and calculation packages
    • Foundation design and ground-bearing assessment
    • Steel and reinforced concrete frame design
    • Timber and masonry structural design
    • BIM-coordinated design across teams
  • Structural assessments and investigations

Before you buy an asset, or look to extend it or change its use, you need information about what you’re buying so there are no surprises down the line. Our assessment service gives you the details you need about load capacity, structural condition, existing defects and what work is required, if any.

    • Condition surveys and structural appraisals
    • Load capacity and serviceability assessments
    • RAAC assessment and advisory
    • Structural monitoring and health reporting
  • Design assurance, reviews and third-party audits

If another firm is responsible for the design work, you can use us as an independent structural reviewer to assess the work.

    • Independent structural design reviews and calculation checks
    • Drawing reviews and technical queries
    • Peer review for complex structural forms
    • Design audit reports for insurers or lenders
  • Structural defect remediation

Structural defects can cause all kinds of cost and legal risks, so you need to move quick to not only find any defects, but fix them to avoid problems with your programme. Our structural engineering experts can find the cause of any problems, tell you how to fix them and consult on finding a contractor and inspecting repairs.

    • Defect diagnosis and structural failure investigation
    • Repair specification and method statement review
    • Post-repair inspection and sign-off
    • Dilapidation survey support and expert reporting
  • Dealing with higher risk buildings and Building Safety Act compliance

Your project is in the scope of the Building Safety Regulator if it’s 18 metres or above (typically seven or more storeys). In these situations, your structural engineer will need to meet certain Competent Person requirements and you’ll need to complete more documents. As part of our structural engineering services we can prepare all the documents you need, as well as managing submissions and being the named Competent Person for structural work.

    • Building Safety Case preparation and management
    • Gateway 2 and Gateway 3 structural submissions
    • Structural and Fire Safety report (structural elements)
    • Competent Person documentation and design certification
    • Ongoing safety case maintenance
  • Retrofit and refurbishment of existing structures

Our engineers can assess the structural feasibility of any retrofit or refurbishment before you commit any design resources so you’re clear on what the existing frame can support, what needs strengthening and where any risks could be.

    • Structural feasibility studies for change of use and extension
    • Adaptive reuse assessment and load redistribution design
    • Strengthening and intervention specification
    • Structural support for existing building works at construction phase

Why use Cornerstone Group’s structural engineering services?

One firm for your entire project

Structural engineering is usually one part of your project. Cornerstone Group works across a full range of civil engineering and QA services, which means you can use our expertise across multiple stages of your project and avoid trying to manage multiple contractors.

We can work with your architects

Our engineers don’t work in isolation and can work closely with your architect on structural aspects of your design to propose alternatives or find compromises to keep your chosen design and structural integrity intact.

We understand the Building Safety Act

Our team is up-to-date on building regulations, Gateway 2 and 3 requirements and what Competent Person documentation needs to include. If your project falls into Building Safety Act requirements, we know what’s needed to keep everything on track.

Sustainability in structural designs

Structural decisions are key to reducing the carbon impact of your project. From choosing to retain an existing frame instead of demolishing and rebuilding, reducing steel tonnage or choosing environmentally friendlier materials. Our engineers take all this into consideration from the beginning to help reduce the environmental impact of your project.

Get in touch with our structural engineering team

Whether you’re at concept stage, are looking to fix structural defects, are preparing a Building Safety Case or need a second opinion on an existing design, send us your project brief and we’ll come back to you to discuss your project in more detail and how our structural engineering services can help.

We work on commercial projects including offices, retail, education, healthcare, industrial and leisure projects across new buildings and existing structures. Even if your project is outside these industries, get in touch and we can discuss your needs in more detail.

No, design and independent review has to be kept separate. We can give you all the information you need when you first get in touch and recommend an appropriate independent reviewer when needed.
